6) Location is everything and that's what this privacy lot is all about!

Coach House

Great curb appeal all the way around including at night with its garden lights on the extensive landscaping and its many LED pot lights. As soon as you come in, you will be impressed! It was thoroughly, carefully designed by owners/realtors and completed in 2018. It really feels bigger than its 717 sq. ft...look at how spacious the living room is! It is always bright due to two south facing operative windows that also offer cross ventilation.

First, a rare side-door...very practical and effortless, as you don't have to always use the big sliding doors. This entry leads into a very bright sitting area. Note the strategic location of the custom-made tall mirror! Convenient are the plugs/light switches on each side of the sofa. One is for the LED rope lighting under the cabinetry. There are four tall cabinetry doors: in the cabinet to the left is a practical drop-down clothes rod. In the cabinet to the right, extra shelves were made for additional storage. To the left is the unique bathroom...expertly designed to maximize space, which resulted in an oversize, lovely, beach-like shower (no curb, no door) complete with a foot-rest and a tall niche with glass shelves & ambient lighting. A south-facing window was installed for lots of natural light and it is also operative...fresh air, in addition to the exterior-vented fan. Note how the tile work was done without metal corners...which required for all corner tiles, to be cut in 45 degrees. Convenient is the very wide vanity which offers lots of counter space not to mention more storage. The tall cabinet above the toilet offers even more storage.

The bathroom and the sitting area both feature solid 8-foot sliding doors with top quality hardware. The full-length window in the side door is dressed with a custom-made blind for privacy when wanted.

Pale, soothing colour palette, white quartz counters plus the abundance of windows/sliding doors means plenty of natural light. The lights never need to be turned on until it gets dark and at that time, there are dimmers & ambiance lighting everywhere.

For a splash of colour, note the herringbone-installed glass backsplash. The floor, throughout, is not wood although it's been touched many times, by many, because they could not believe it was actually porcelain tile. It's a great floor not only for its colour but for its texture AND it never shows dirt!

The cabinetry throughout is all custom-made. Every inch was thought of very carefully. Hence, the space to the right of the laundry machines allowed specifically to hang a step-ladder. Above the laundry cabinet, there is a nice, deep cabinet with pull-out drawer - perfect for all that extra bedding for guests. The broom/ironing board closet is complete with an electrical plug for a cordless vacuum! There are two shelves for laundry products and the iron. There is a removeable panel, for easy access to inspect the dryer vent and the hose connections. No need to pull out those machines! Located in here, versus outside, is the hot-water-on-demand control - a rare convenience!

The top cabinets on either side of the hood fan, were made to have four shelves for additional useable space. The drawer to the right of the stove, features moveable pegs to place all your dishes. Its location is perfect in relation to the dishwasher's location.

You'll love the size of the pantry with its pull-out drawers and its built-in plug for small appliances. Above the fridge is another very deep & wide cabinet with shelving. As well, another plug was installed way on top of the cabinet to connect both the router and the modem for internet.

Rare, toe-kick drawers were installed everywhere in the kitchen. Check them out!

The cabinets below the window, also have specific functions in addition to providing a lot of counter space. The cabinet to the left has an electrical plug for either a printer hide-out or for a future wine fridge. The cabinet to the right houses all the electronics and its exterior wall is equipped with a silent flow thermostatic fan for proper ventilation. Pull-out shelves were also installed for easy access to the back of the electronics.

The island offers many perks as well. Check out underneath of the counter! No matter where one sits, an electrical plug is available for his/her device. The strips of LED lights are quite nice

at night too. There are real doors on both sides of the island - the doors facing the sliding glass doors allow very easy access to the reverse-osmosis system and to the plumbing. No more having to do repair work from inside the cabinet!

Note the brushed brass hardware on all of the cabinetry - all different shapes & sizes, yet all from the same collection.

An electric fireplace, versus a gas fireplace, was installed because it can be enjoyed all night long without heat if you wish! It's also safer for your television right above it! There are three settings... 1) display only, 2) display & heat and 3) display, heat and air exchanger. Should you prefer to have a gas fireplace, there is a rough-in for it. Also note, here again, how every inch was carefully used. The fireplace is only eight inches deep inside the house instead of the usual 24 inches! Now that makes a world of a difference!

A TV niche was also built to avoid having the television sticking out the wall. It can be pulled out up to approx. 20" and turned to be able to watch that game from outside! The niche features LED lighting, BEHIND the television-a feature highly recommended when watching TV at night.

There are no big posts in the corners of this built-out - hence more space! Beautiful crown molding was installed for a more crafty look. Check out the ceiling fan in the living room - it's beautiful!

From inside, you can see who is coming to visit... thanks to the two front, east-facing windows. Plus, that morning sun coming in is precious!

There are two sets of glass sliding doors, one 12' wide and the other 18' wide. Both face north, therefore no direct sun coming in, that is, from October to May. The coach house is very comfortable temperature-wise, even when it's hot during the season. This allows for those walls of sliding doors to be kept opened most of the time. What a difference this makes! And then, the outdoor kitchen is right there! The I-shape outdoor island, with granite top, has lots of stainless steel storage drawers/doors, a gas Lynx double-burner, a nice grill AND a good-size sink, a must-have in any outdoor kitchen! In and under the island, is a gas manifold to control the appliances' shut-off valve. As well, there are underground sleeves for electricity, gas and water that go to the raised flowerbed, sleeves that lead all the way to south side of the building near the exterior electrical panel and a sleeve that leads to the utility pedestal.

Note the cluster of trees when you look at the back...how nice is that! And they are all lit up at night. At the front, the mature hedge and the three palm trees all offer welcomed shade on hot sunny days. The coach house itself, also offers plenty of shade throughout the day.

Additional features and important upgrades Both cement curbs, are on the lot line. The utility curb on the coach side is for: soft and or hard water, 50 amps, low voltage. This allows for cables to hang versus laying on the ground.

There are eight (8) electrical plugs at the front of the property, 9 at the back and 5 in the soffit (for future blinds)

The electrical panel was installed outside, versus taking wall space inside. Strategically installed at about midway of the wall, its location means shorter cable runs for more evenly balanced power.
