Lot 199, AKA “The Hall of the Mountain King” is a remarkable view lot, arguably the best view lot in the entire MCC.  In fact, this is one of 4 special lots, which, at the time of the founding of the MCC was so sought after, that interested parties had to buy into a lottery in order to have the privilege of owning it.  This is due to several factors: 1) Because of its elevation, the view is much more expansive than regular lots. 2) It faces towards the West, so every day, you can expect to consistently enjoy the most awe-inspiring and unimpeded atmospheric sunset views. This is evidenced by the frequent visitors who wander onto the lot at Sunset to take pictures of when the lot is unoccupied. 3) Since there is a canal on the North side, and because the lot is both deep and wide, it allows approximately 100% more spaciousness on the lot than a normal lot that has neighbors directly abutting it on both sides, which is the case with most lots.  This gives an open and airy sensation not otherwise available, all the while, maintaining complete privacy, due to the elevation and setback of the lot. 4) From this lot you can enjoy expansive views of the key waterways of the MCC, the golf course, the boats, the gracefully arched decorative bridge, the wildlife, the clubhouse, and the morning sunrise, as well, if you look behind you. 5) Because of how the lot is situated, in undeveloped mode, you have almost no yard maintenance to pay for, as everything surrounding the lot, except for the hedge adjacent to your bus, is common area, maintained by, and at the expense of, the HOA. 6) When you do decide to build on it, the lot will accept either a single story TRSS, as with most lots, or it is possible to build a two story TRSS that follows the slope of the hill down towards the water, similar to what your neighbor directly to the North, across the canal accomplished.  It's an amazing look that takes full advantage of the amazing view corridor and allows for dramatically taller ceiling heights and taller windows, should you choose.  Of course, with the large, Deep lot, there is ample room for a pool, waterfall front, hot tub, and plenty of vehicular parking. 7) It is easy to get your bus in and out of, due to the way the lot lines up with the intersection.  No more struggling to avoid backing into your neighbor’s driveway, or worse, over their flowers or lawn. This part of the MCC is referred to by the neighbors as “Prevost Point” owing to the spectacular quality of the builds, the views, the location, and the generally upscale character of this little “neighborhood” which is most generally occupied by the famous Prevost motor coaches. 8) Of course like most all water lots, this lot is equipped with a boat dock.
